Closing Options

Land Buyer's Guide to Title, Escrow & Closing Options

We want you to feel comfortable with your purchase. Every buyer has different preferences, so we offer flexible closing options. Some buyers prefer a fast, streamlined closing, while others prefer to use a title company or closing professional for additional services.

This guide explains your options so you can choose the process that works best for you.

Option 1 - Immediate Closing (Fastest) ($0 additional cost)

This is the quickest and simplest way to purchase your property:

  • You sign the Purchase Agreement
  • You send the purchase funds
  • We prepare and execute the deed
  • The deed is recorded with the county
  • Once the deed is recorded, you become the owner

Most immediate closings are completed within one to two business days after payment is received. This option does not use a title company or escrow unless otherwise agreed.

Option 2 - Order a Title Search (1-5 Days) ($150 to $400)

Some buyers simply want to verify the ownership and public records before closing. A title company can perform a title search and prepare a title report or title commitment.

A typical title search reviews public records to identify: Current owner, Mortgages or deeds of trust, Tax liens, Judgments, Easements, Restrictions, and Recorded agreements.

If the report is satisfactory, you can proceed with closing. The title search is ordered and paid for by the Buyer.

Option 3 - Use a Title or Escrow Company ($800-$2,000)

  • Title search: $150 to $400
  • Escrow services: $300 to $1,200
  • Closing/settlement coordination: $300 to $800
  • Document preparation (if applicable): $100 to $500
  • Recording fees: $25 to $250+ (paid to the county)

Some buyers choose to have a title company manage the entire closing process. Depending on the state and the company you choose, the title company may provide one or all of the following services.

Title Search

The title company searches public records and prepares a title report or title commitment.

Escrow Services

The title company may: Hold your purchase funds, Collect signed documents, Coordinate the closing, Record the deed, and Disburse funds after closing.

Additional - Title Insurance ($250 - $2,500)

What Is Title Insurance?

A title search tells you what the title company found in the public records today.

Title insurance protects against certain covered title defects that already existed before closing but were unknown or not discovered during the title search. Some buyers choose to purchase title insurance.

Do I Need Title Insurance?

Title insurance is optional. Some choose to purchase it because it provides additional protection against covered title defects. Most land buyers review the title report, determine they are comfortable with the condition of title, and decide not to purchase title insurance.
